1. Acceptance of Terms

By accessing or using juhomeloanadvising.com (the “Site”) or engaging the mortgage brokerage services of JUhomeloan Advising (“we,” “us,” or “our”), operated by Jacob Underhill (NMLS #2386602), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, please do not use the Site or our services.

These Terms apply to all visitors, users, and anyone who accesses or uses our Site or services.

2. Description of Services

JUhomeloan Advising is a licensed mortgage brokerage. Jacob Underhill (NMLS #2386602) acts as a mortgage broker — we facilitate the origination of mortgage loans by connecting borrowers with wholesale lenders and other lending institutions.

We are a broker, not a lender. We do not fund loans directly. Loan approval, rates, and terms are determined by the lender to whom your application is submitted and are subject to underwriting review and applicable law.

We are licensed in the following states:

  • Nevada
  • California
  • Texas
  • Florida

Services are available only to residents of states where we hold an active license.

3. No Commitment to Lend

Nothing on this Site, in our communications, or during any consultation constitutes a commitment or guarantee to approve or fund a mortgage loan. All pre-qualifications and pre-approvals are conditional and subject to:

  • Verification of all information provided by the applicant
  • Full lender underwriting review and credit approval
  • Satisfactory property appraisal and title search
  • Continued qualification at the time of loan closing, including no material changes in income, credit, or employment
  • Compliance with applicable laws and lender guidelines

Rates and program availability quoted on the Site or in any communication are subject to change without notice and are not guaranteed until locked in writing by the lender.

4. Accuracy of Information You Provide

By submitting any application, form, or inquiry through the Site or to us directly, you represent and warrant that:

  • All information you provide is true, complete, and accurate to the best of your knowledge.
  • You are the person you claim to be and have the legal authority to apply for the loan requested.
  • You will promptly notify us of any material changes to your financial situation, employment, or credit during the application process.

Providing false, misleading, or incomplete information in connection with a mortgage application may constitute mortgage fraud under federal law (18 U.S.C. § 1014) and applicable state laws, and may result in criminal prosecution.

5. Equal Housing Opportunity

JUhomeloan Advising is an Equal Housing Lender. We do not discriminate against any person on the basis of race, color, religion, national origin, sex, familial status, disability, age, or any other characteristic protected by the Fair Housing Act (FHA), the Equal Credit Opportunity Act (ECOA), or any applicable federal, state, or local law.

6. Permitted Use of the Site

You agree to use the Site only for lawful purposes and in accordance with these Terms. You agree not to:

  • Use the Site in any way that violates applicable federal, state, or local law or regulation.
  • Attempt to gain unauthorized access to any portion of the Site or its systems.
  • Use automated means (bots, scrapers) to access or collect content from the Site without our express written permission.
  • Transmit any unsolicited commercial communications or malicious code.
  • Impersonate any person or entity or misrepresent your affiliation.

7. Third-Party Services and Links

The Site contains links to third-party websites, including the Arive loan application portal (harmonyhomeloans.my1003app.com), lender sites, and social media platforms. These third-party sites are governed by their own terms and privacy policies. We have no control over and assume no responsibility for the content, accuracy, or practices of any third-party site.

Your use of any third-party service linked from our Site is at your own risk.

8. Intellectual Property

All content on the Site — including text, graphics, logos, images, and software — is the property of JUhomeloan Advising or its licensors and is protected by applicable copyright, trademark, and intellectual property laws.

You may view and print content from the Site for your personal, non-commercial use only. You may not reproduce, distribute, modify, create derivative works from, or commercially exploit any content without our prior written consent.

9. Disclaimer of Warranties

THE SITE AND ALL CONTENT, TOOLS, AND SERVICES ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components. Mortgage calculators and estimates provided on the Site are for informational purposes only and do not constitute a loan commitment or guarantee of any rate or term.

10. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, JUHOMELOAN ADVISING, JACOB UNDERHILL, AND THEIR AFFILIATES, OFFICERS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF OR INABILITY TO USE THE SITE OR OUR SERVICES, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING UNDER THESE TERMS SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100.00).

Some jurisdictions do not allow the exclusion of certain warranties or limitation of liability, so the above limitations may not apply to you.

11. Indemnification

You agree to indemnify, defend, and hold harmless JUhomeloan Advising, Jacob Underhill, and their affiliates, officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of or in connection with: (a) your use of the Site or services; (b) your violation of these Terms; (c) any information you submit to us; or (d) your violation of any applicable law.

12. Governing Law and Dispute Resolution

These Terms are governed by and construed in accordance with the laws of the State of Nevada, without regard to its conflict of law provisions. You agree that any dispute arising from these Terms or your use of the Site shall be resolved exclusively in the state or federal courts located in Clark County, Nevada, and you consent to personal jurisdiction in those courts.

Nothing in this section limits your rights under applicable federal consumer protection laws.

13. Licensing and Regulatory Disclosures

15. Severability and Entire Agreement

If any provision of these Terms is found to be unenforceable, the remaining provisions will remain in full force and effect. These Terms, together with our Privacy Policy, constitute the entire agreement between you and JUhomeloan Advising with respect to your use of the Site and services.
